Rarely do we have beach front properties like these to offer you in our part of Costa Rica. If you want to build your dream home as close as you can get to the Pacific Ocean and a long, languid tropical beach with modest surfing waves, this is your chance.

Land within 200 meters of the high tide mark in Costa Rica is called the Maritime Zone and is "concession" land. Your rights to it are granted for the equivalent of a long term lease, and the concession specifies what you may (and may not) do with the land. Too often, the "concession" is mired in legal or environmental considerations that make it a risky deal for a prospective new owner.

In this case, the concessions has just been acquired for 20 years, and it allows both residential and commercial use for up to a 2-story building. This is as good as it gets! Your only obligation is to build your residence and/or some units that you can rent out. If you don't do that you might still have to pay the "taxes" as if you had the value of improvements that were promised and authorized.

Honest agents often urge caution when dealing with concession properties. In this case, you go into it with as solid an investment as you can get in the Maritime Zone.

The lot is a long rectangle so you can build a variety of structures, whether in a hotel format or several cabinas for guests. Since a road runs across the front and along one side of the property, access to cabins or guest spaces can easily be individualized.
