Yes, this is the REAL Costa Rica.

By now you have probably either just started looking at properties or have seen a million listings. I am Larry Graziano and I have been living here for 20+ years, full time. I have seen so much happen in the many years prior to my arrival and those since. I'm a real person with a different approach, as you can and will see.

I'm here to tell you that I see so many large properties where they came and cut down the trees, bull dozed the hills, and just ruined everything. These three sister ocean view lots are located in the gated community called Pura Jungla (pure jungle). It was created by a visionary expat and he is Ray, from Montana. He came to this parcel in the very early 90's and it was a cattle farm. Naturally, since there were hardly any trees he was captivated by the incredible ocean views. Back then and even today small and large parcels are separated by fence posts and barbed wire. One day Rays inspiration was catapulted forward when he watched baby monkeys squeal from the barbs as they traveled over the barbed wire to get from occasional tree to occasional tree because they just hadn't figured it out. Ray proceeded to plant nearly 100,000 trees on this large tract of land. Many of the species are very hard to find these days. The diversity of the species, although a secondary forest, is growing and present as a hundreds year old primary forest would be/is. Now, as you can fathom, the monkeys and the tens of thousands of species that live in the area are just plain tickled pink to live here. Welcome to authentic Costa Rica.

These three ocean view lots are all connected. You get just over six acres of ocean view land. Believe me when I tell you that you have to have all three. Nearly all expats buying in this area want at least a home and a guest home. The new building codes for these types of lots allows for one 300m (3230ft2) home and a total building footprint for residential purposes of 10%. However, with the three lots you get to have three ocean view homes and a total residential footprint of 2495m (just under 27,000ft2). There is internet, public water, backup onsight water, and electricity. HOA fees are only $1000/year per lot and they cover all the common area maintenance and keeping the road to your house in tip top condition. Also, they border the communities 50 or so acre green zone.

Here, we are literally six minutes by car to the closest beaches that are Callejones (Kai-yeah-hone-ace) and Blanca. Junquillal's (Hoon-key-yal) beaches are another minute. Playa Negra is about eight minutes and depending on road conditions you will be in Avellanas in roughly ten or so. The Liberia international airport is 75 minutes away, Tamarindo 35, and the county seat of Santa Cruz just 30.

The area has everything you need. There are over 20 amazing restaurants in the area, skate park, nook beaches where you can be by yourself all day long, estuaries to kayak/paddle board/canoe, fishing, surfing, boogie boarding, swimming, and the list is just endless.
